PODS Resort Curaçao by Dormio is located on the southwestern side of the island in the Jan Thiel area by the Spanish Water. The resort will be developed on over 73,000m² of land and is only 3 minutes away from Jan Thiel beaches.

Starting at the end of 2025, the delivery of 244 PODS will commence, including 65 POD Sole and 179 POD Pair at our resort. This is a unique project in Curaçao, where the PODS are available for short-term vacation rentals. The luxury PODS are designed with modern curves and will be delivered fully turnkey.

The PODS Resort Curaçao by Dormio offers a unique opportunity to invest in a resort in Curaçao, consisting of luxury, fully equipped units (PODS) that are custom manufactured under Dutch engineering and quality control. The resort is located on a site of 73,000 m² and consists of 258 units. The PODS are designed for vacation rental to tourists.

Yes, the expectation is that the VvE (Vereniging van Eigenaren), in which all owners are represented, will annually reserve 1% of the total rental income for the future replacement of the PODS. This fund ensures that units can be renewed over time without individual owners facing sudden large expenses. The exact implementation and decision-making process will be determined in consultation with the owners.

Dormio has been operating for 25 years and bases its projections on this track record and experience, combined with current data from Curaçao. They manage 1.3 million overnight stays per year and have extensive experience data. They always try to keep their estimates conservatively low to exceed expectations. No guarantees are given, but if necessary, they will invest more effort in marketing to achieve the goals. Dormio only earns from rental revenue, so it is a shared objective.

There will be two separate pools: one for the PODS Sole and one for the PODS Pair.

Reservations are valid for a period of 6 weeks after signing the reservation agreement. The purchase agreement must be signed within this term.

A €1,000 deposit per POD is required to reserve a POD.

The value of the PODS is expected to increase over time, driven by growing demand for real estate and luxury resorts in Curaçao. This offers investors both rental income and property appreciation opportunities.

If the sale is canceled by PODS Resort, all payments made will be refunded. Since no VAT is remitted, there are no complications related to VAT refunds.

  • PODS Resort Curaçao BV: is the entity responsible for delivering the Pods and the land to the buyer. This entity handles VAT payments and issues invoices after the transfer of shares is completed.
  • PODS Resort Nederland BV:acts temporarily as the cashier for Pods Resort Curacao BV. This means that the €1,000 reservation deposit will be handled through a Dutch bank account by Pods Resort Netherlands BV. However, this entity cannot issue VAT invoices, only proof of payment without VAT upon request.

The purchase involves four steps and two payment phases:

  • Step 1: Reservation down payment (€1,000) upon signing the reservation agreement.
  • Step 2: Signing the purchase agreement.
  • Step 3: First payment (75% of total price) upon land delivery at the notary.
  • Step 4: Final payment (25% of total price) upon POD delivery, deducting the €1,000 reservation payment.
  • A POD Sole starts at €195,000.
  • A POD Pair starts at €295,000.

This price includes the cost of the land, the POD itself, and a turnkey interior and exterior setup.

Owners who use their POD less often will receive higher rental yields, incentivizing owners to make their PODs more available for rentals.

Owners can use the POD themselves or lend it to friends and family. These weeks are deducted from rental yields. All PODs must participate in the rental pool.

The Pods Resort offers professional rental services via Dormio. Investors are required to place their Pods in a rental pool for leasing to tourists.

The experienced project developers, with oversight from EY accounting firm and Dormio Group, expect investors to earn attractive rental returns averaging 12%, depending on occupancy rates, driven by Curaçao’s growing tourism industry.

There is a VvE (Vereniging van Eigenaren) that represents all POD owners. The VvE is managed by a professional board, which includes several certificate holders (POD owners). For example, the VvE board prepares an annual budget for the resort, which must be approved by the VvE certificate holders.

The permit is in a pre-approval phase. Final approval and permits are expected in a few months.

For non-residents of Curaçao earning income from real estate, such as rental income from a Pod, it’s important to know that Curaçao does not impose specific source taxes on rental income for non-residents. However, rental income earned by non-residents from real estate in Curaçao is considered locally sourced income and is therefore subject to income tax in Curaçao. This is referred to as real estate income taxation. To prevent double taxation, the Netherlands has an agreement with Curaçao stating that taxation occurs in only one jurisdiction, which in this case is Curaçao. Yes, once installed, a POD is considered real estate due to its fixed connection to the ground, making it legally equivalent to other real estate properties.

Curaçao applies a cumulative VAT system, meaning VAT must be paid at every transaction without refunds, unlike in the Netherlands. If the POD is used for rental purposes, a 7% VAT is applied to rental income.

  • Transfer tax: Applicable during the first payment phase for land delivery.
  • Sales tax (VAT): A 6% VAT is charged on the POD delivery, already included in the purchase price. VAT is non-deductible for business purchases.

The PODs are specially designed for such conditions. Substantial maintenance budgets ensure all units remain in excellent condition for rentals.

Delivery is phased from Q4 2025 to Q4 2026, depending on reservation numbers.

If the project is not completed, all reservation and deposit payments will be refunded to buyers.

During the period of Personal Use, the Owner does not share in the pool results, except for a booking made no more than seven days before the arrival date with a maximum stay of seven nights (the so-called last-minute arrangement).

A last-minute booking is defined as a reservation made no more than seven days before the arrival date, with a maximum stay of seven nights, provided that the POD or a comparable POD is still available. However, if the occupancy rate in the relevant pool, of which the POD is a part, is 85% or higher, Dormio is allowed to refuse the last-minute booking.

Maintenance is handled collectively through the pool.

Annual indexing for park and service fees is based on the previous year’s Curaçao Consumer Price Index (CPI). Rental rates are indexed similarly to balance costs for owners.

The VvE (Vereniging van Eigenaren), representing all POD owners through its board, will collectively decide whether and when to replace the PODS and other facilities, such as the swimming pool. This includes determining whether replacement is necessary, selecting new units, agreeing on phased replacement timelines, and setting purchasing conditions. If replacement is approved, a reserve fund for depreciation and future replacements will be built up over a period of time (e.g., between 10 and 15 years), starting approximately two years before the planned replacement.

The expected technical lifespan of the Pod is 25 years, with an economic lifespan of around 12.5 years. The warranty covers 7 years for the Pod’s structure, 3 years for all other components, and 1 year for the interior and exterior fittings.

Only supplied equipment can be used for cooking, heating, and cooling. Appliances requiring fuses over 16 amps are prohibited.

No, pets are not allowed in the resort.

Participation in the rental pool and the use of the resort’s maintenance team are mandatory. Owners cannot make repairs or alter the POD’s interior.

Significant investments are allocated to infrastructure, landscaping, pools, playgrounds, entry buildings, restaurants, and a beach club.

Curaçao’s tourism is growing rapidly, with a 38% year-over-year increase as of March 2024 and a 78% average occupancy rate. The goal is to attract 1 million tourists annually by 2025.

Dormio Group creates package deals with Dutch and American airlines. There is sufficient capacity, and if necessary, airlines will add more flights. For example, flights from Belgium are starting this year, and KLM operates two flights per day during peak seasons.
